I know the big buzz is everywhere about the great tax credit for first time home buyers and I will have to jump in and talk about this great incentive too! Here is a simple run down of what to expect!

First time home buyers only

the tax credit does not have to be paid back

the tax credit is equal to 10 percent of the home's purchase price up to a maximum $8,000

The credit is available for homes purchased on or after Jan 1, 2009 and before Dec 2009

Single taxpayers with incomes up to $75,000 and married couples with incomes up to $150,000 qualify for the tax credit.

Simply put, how this works:

To claim your tax credit, you will claim it on your federal income tax return. Specifically, home buyers should complete IRS form 5405 to determine their tax credit amount and then claim this amount on line 69 of their 1040 income tax return. No other applications or forms are required, and no pre-approval is necessary. However, you will want to be sure that you qualify for the credit under the income limits and first time home buyer tests.

For example, when you file your return next year, if you qualify for the full $8,000 credit and owe $1,000 on your tax return, you will receive a check for $7,000.

First of all, you need a BUSINESS PLAN- a business plan is an actual written plan you will set up with an assortment of goals for you to achieve, in becoming a producing agent. Included in this plan is a variety of things, some are well noted in John Novak's blog, Your 2008 Business Plan: Setting Goals

Second, now that you have a plan, you need to PLAN TO SUCCEED. Planning to succeed includes many things and you can start by reading Al Enoch's Blog, Realtor Tips: Being in Business for Yourself and also to learn how to deal with your potential clients, another blog by Al Enoch's, Realtor Tips: Your clients needs

Third, now that you are planning to succeed, you need to LEARN YOUR SYSTEM. Make sure you set down with your manager or mentor and go over your company's and State's policies on Agency, Contract Writing, and office formalities. In my office, Agency is a hot topic and you must understand and inform your clients up front about Agency. We use "designated agency" in my office, but if you live in Florida, chances are you utilize "Facilitator status" or "Transaction Broker". These terms mean everything in your new profession, so learn them and take them seriously.

Fourth, getting deeper in, you're arms may be getting a little tired of treading water about now, but don't give up.  Having A GOOD BROKER OR MENTOR will be worth their weight in gold and keep you out of hot water until you get this down pat. Also, Teaming with an experienced agent is a good idea too! Along with others, I suggest you look at some of the Broker Blogs in the Rain. I love Broker Blogs, but when i say BB, I don't mean (Broker Blogs) I mean "Broker Bryant" he is one of my favorite Brokers here and will give you lots of great information and keep you laughing and upbeat in your new career path. (PS. when I feel down or overwhelmed, I go to BB's blog page and view his videos over on the right, gets me back on track every time!) So, I recommend you subscribe to his blog and read it everyday! I know, I know, there are so many good blogs to read and you will just have to choose which of them fits you best! I have a lot that I read and can't list them all, so no offense to anyone, but I'm kinda parcel to BB...uhemm, and TLW too, by the way.. ;)

Fifth, and I will make this last even though there are many things to learn as a new agent, I don't want to lose you in a book, so don't forget your MARKETING. Marketing yourself is important, and your online presence is vital in today's Real Estate world. Here in the Rain, you can find all sorts of information on how to write blogs. Some good blogs to read are: Celeste "Sally" Cheeseman's Your Writing Reflects You and Sara Bonert's Writing effective proeprty descriptions are some examples to help you get started. On the technical side of things, Christina Williams'Techy Tools blogs are wonderful like Techy Tool 5 and Christina Williams also gives great advise on neat ideas like blog buttons in this blog, Blog Button Maker Christina also gives great advice like Give your Blog A Domain Name. also, Broker Bryant has a good blog SEO (stuff everyone outta know) made easy. Ok, I'll add a couple of blogs I've done that will help with your marketing as well: Kay Bennett's Seller Service Package is a must when going on a listing appointment. Having your credientials in writing out weighs the competitors who don't do this. And also The Buyer Interview Worksheet is a great way to keep track of your prospects and buyer clients.

Good tips for using direct mailings are a must to the homeowner and reader.

What the homeowner wants to know:

Current mortgage news, especially locally. What is the rate today (this may vary, but shows that you the agent are aware of the market conditions)
Prices of homes that sold recently - again a great way to inform the homeowner valuable information and make them aware you are on top of the market
Tips on preparing your home for sale. - Knowing what sells and what buyers want to see lets the homeowner know you are experienced and well educated in the business
Facts about schools, taxes, and zoning- In Cookeville, this is a hot topic and we should all keep abreast of this information
Personal branding - A good photo included in your materials with a brief description of you is important. Make sure all pictures are clean and crisp with your company's logo and address information

Understanding your client's situation is formost an essential part of our Real Esate business. In counceling my agents, these issues are abundant due to the nature of our business. Real Estate is informational, psychological and emotional. Clients/customers will not freely give you all the information you need to help them. A good agent will do some probing to find out what the initial concerns may be. Remembering to listen and learn more about your customers and clients will help you in developing a strong relationship.

In General, decisions made by Sellers are practical and logical. Decisions made by buyers are based on emotions.

To better understand the client/customer concerns, ask open ended questions like Why? When? What? Where? and How? This will help them answer you (the agent) in greater detail so that you can better understand their needs.

Always consider the client/customer's feelings and try to create a positive mental image.

Words to create that positive image are:

Easy
Advantage
Adjustment, price position
Approve, acknowledge
Discovery
Investment range
Transaction

Words NOT to use are:

Let me be honest
Trust Me
Is that clear?
Cheap, cheaper, or lowest

Remember these terms when dealing with customers/clients:

sympathy - is to feel what someone is feeling
empathy - is to understand what someone is feeling
